What is a Snag List?

A snag list is an important document detailing defects that need to be completed in a construction project to comply with the contract terms.

It’s a checklist of items that need to be corrected or completed by the contractor before the project is considered fully finished. These can range from minor cosmetic issues to more significant structural problems.

It is typically prepared at the end of the project and includes any deficiencies that need to be resolved before the final payment is made.

What does a Snag List include?

  • Defects: This can include things like chipped paint, faulty fixtures, or structural issues like cracks. 
  • Missing items: This may include parts that are required but haven’t been installed yet. 
  • Unfinished work: This refers to areas where work is incomplete or doesn’t meet the specified requirements.

Why is a Snag List important?

The snag list helps ensure that the final project (snagging report new build) meets the agreed-upon standards and that any issues are addressed before the project is considered complete. 

It provides a record of any deficiencies and helps the buyer (or client) negotiate with the contractor for repairs or corrections. 

In many cases, the final payment to the contractor is contingent on completing the items on the snag list.
